Step 2: Share the property details Once we’ve connected, you’ll send me any relevant details about your property, such as its size, history, style, and how long it’s been on the market. You can also WhatsApp me photos to help me better understand the space.
Step 3: Receive a quote Based on our chat and the photos you provide, I’ll be able to assess the style, size of the rooms, and the type of furnishings needed. I’ll then send you a proposal that includes a detailed breakdown of what staging will involve. I always prefer to give you the costs upfront before visiting the property so you know exactly what to expect. Staging isn’t just about bringing in furniture—it also includes transport, labor, styling, and other factors that contribute to the overall investment.
Step 4: Review the home staging proposal The proposal outlines everything—my observations about the property, the target market, and the specific areas I recommend staging. It includes a list of furniture and décor, as well as examples of similar successful stagings I’ve done. There’s also a draft of the staging agreement so there are no surprises later.
Several factors determine the cost, such as:
High-end, modern furniture: sofas, chairs, tables, beds, bedding, cushions, rugs, décor, plants, and artwork.
At least 10 hours of planning, packing, delivery, and setup. This often requires a truck, two skilled movers, and a stylist to arrange everything from making beds to hanging art.
End-of-contract pack-up, as well as running business costs like staff, transport, marketing, and purchasing furniture.
My starting price for a small property is R28,000 for a 30-day staging period.
Step 5: Agreement and property inspection Once you accept the quote, we’ll meet on-site for a property walkthrough and to take any necessary measurements.
Step 6: Staging installation day We’ll set a date for the installation, which usually takes 7–10 days to organize. Depending on the size of the property, staging can take one or two days.
Step 7: Photos online, inquiries, viewings, and... SOLD! The final step is getting your listing up, attracting potential buyers, and getting your property sold.
