Home staging is a marketing tool. Once you put your property on the market, it becomes a product like any other, competing for buyers. You need to present it to the market in the best possible way.
I've been staging properties since October 2017. I'm delighted to report that 85% of the homes I staged by the end of 2019 sold in the first month. Six sold on the first day. Two of my own properties sold through staging: one of the first show day and the other on the preview night. My 2020 stats are equally impressive, despite the onset of Covid.

Why it makes even more sense to stage in this market
Staging started in a recession in the USA in the 70s when one clever agent, Barb Schwarz, realised she needed an advantage for her properties to be noticed first. Staging is now a billion dollar industry in many countries because there is a need for it. Just like most people need an estate agent to market their property, so sellers need to entrust the visual aspects of the marketing to professional home stagers.

Outshine the competition
In Cape Town right now, there are 725 properties for sale in Sea Point, 253 in Constantia and 190 in Claremont Upper. Your property needs to stand out and appeal to the greatest number of buyers.
As sellers, we are not objective about our own properties. We are financially and emotionally invested in them. So, we are not the best people to answer these questions:
Can my home compete with 100s of others photographically? Does it outshine the competition?
Does it present in a way that appeals to buyers? Do I even know what buyers want?
Do I want to stick to my style because it's mine, or do I want to sell my house?

Do the maths
Selling is stressful. Waiting for a sale for months on end is even more trying. And then, there are the holding costs. You still have to fork out for the mortgage, rates, levies, insurance and keep the property maintained.
Work out how much that would cost you if your property doesn't sell in 3 months.
Every estate agent knows that if a property hasn't moved after three months, there is an inevitable price reduction of around 10%.
On a R3 million property, that's R300 000 gone, in addition to your holding costs.
Do you really want to see REDUCED on your listing?
Yes, staging requires an investment on your part. But if you're looking for a stress-less sale with an excellent return on investment, staging is the way to go.

Attracting tenants is a challenge for many landlords as there is a large surplus on the market currently. The response to my staged unit was instant, with many groups of people viewing (despite Covid) and putting in applications.
It was a stretch for the owner of this property to invest in staging, but as she put it: "Can I afford not to?" I'm thrilled that her investment was rewarded so quickly.
Having been on the market for some time with no one interested in renting or buying this large and lovely new build, the owner called me in to stage it for two months. Shortly after staging, it was rented out. The owner was very happy.
The owner, who was in lockdown overseas, had only received one very low offer. After I staged it, he got a great price!
The addition of two palm trees at the entrance makes for a pleasing symmetry for buyers. A simple but effective staging principle!
Among my many recommendation was that he seller remove a table that was obscuring the view. Voila!
This luxury property had been empty and unsold for several months when I stepped in.

Empty properties spend at least 3 times longer on the market than staged properties. The current average time spent on the market in South Africa for all properties is 107 days (2019: last quarter stats).
Gone are the days when you can just put your home on the market as is and it will sell. It's a buyers' market and it's all about that first online impression. Potential buyers simply skip over empty properties online.

Staging rental properties
Owners of property to rent can also get a great Return on Investment from staging.
A managing agent approached me to stage an apartment for rent. They had around 20% vacancy and had done everything, including reductions in rental amounts, with no result.
I staged one of the apartments on a Thursday. By Saturday, there were already five applications from viewings.
Liesa and I have worked together on several properties. We met when I sold her investment property that she staged. It sold in a day. Recently, I sold Liesa's own home that she staged. It sold on the preview evening for 98% of the asking price. Many other properties she has staged have sold on the first show day. One even sold for over asking. Liesa literally transforms properties into desirable homes.
