stage home cape town

Selling a property in Cape Town?

Stage it to sell faster, and get the best price possible.

Are you a homeowner, developer, investor or real estate agent with a property to sell?

I stage properties in Cape Town. My business model is based on properties selling fast, so once I take on your property, that is what I set out to set out to do with my targeted home staging.

Home staging is a marketing tool. When you put your property on the market, it becomes a product like any other, competing for buyers. You need to present it to the market in the best possible way.

I've been staging properties since October 2017. I'm delighted to report that 85% of the homes I staged by the end of 2019 sold in the first month. Six sold on the first day. Two of my own properties sold through staging: one of the first show day and the other on the preview night. My 2020 stats are equally impressive, despite the onset of Covid. I'm working on my 2021 stats and will present them at the end of this year.

Wouldn't you like yours to do the same? Let's talk about your property and how I can help.

Home Staging Cape Town
Why it makes even more sense to stage in this market

Staging started in a recession in the USA in the 70s when one clever agent, Barb Schwarz, realised she needed an advantage for her properties to be noticed first. Staging is now a billion dollar industry in many countries because there is a need for it. Just like most people need an estate agent to market their property, so sellers need to entrust the visual aspects of the marketing to professional home stagers.

Here's why you should stage:

Outshine the competition

In Cape Town right now (Nov 2021), there are 756 properties for sale in Sea Point, 992 in Blouberg and 202 in Constantia. Your property needs to stand out and appeal to the greatest number of buyers.

As sellers, we are not objective about our own properties. We are financially and emotionally invested in them. So, we are not the best people to answer these questions:

  • Can my home compete with 100s of others photographically? Does it outshine the competition?

  • Does it present in a way that appeals to buyers? Do I even know what buyers want?

  • Do I want to stick to my style because it's mine, or do I want to sell my house?

Do the maths

Selling is stressful. Waiting for a sale for months on end is even more trying. And then, there are the holding costs. You still have to fork out for the mortgage, rates, levies, insurance and keep the property maintained.

Work out how much that would cost you if your property doesn't sell in 3 months.

Every estate agent knows that if a property hasn't moved after three months, there is an inevitable price reduction of around 10%.

On a R3 million property, that's R300 000 gone, in addition to your holding costs.

Do you really want to see REDUCED on your listing?

Yes, staging requires an investment on your part. But if you're looking for a stress-less sale with an excellent return on investment, staging is the way to go.

How I can help you sell your property

Let me furnish your empty property to sell fast

Empty properties spend at least 3 times longer on the market than staged properties. The current average time spent on the market in South Africa for all properties is 107 days (2019: last quarter stats).

Gone are the days when you can just put your home on the market as is and it will sell. It's a buyers' market and it's all about that first online impression. Potential buyers simply skip over empty properties online.

If you have an empty property you want to sell, send me photos and I'll give you a quote.

SPECIAL NOTE FOR DEVELOPERS:

If you have multiple properties to sell or rent, you can buy a fully staged set up from my inventory. This way, you get a professional staging at a reasonable price, with a very quick lead time.

How I can help you sell your property

Let me restyle your furnished home to sell fast

Living in the home you want to sell? I'll restyle it using your furniture to get it ready to sell. I'll tell you what to keep and what not, and help you get the right accessories to appeal to the greatest number of buyers.

How it works

  • If you're in Cape Town: I come to you and we spend an hour going over your property, starting at the kerb.

  • Cost: Small property: R1000; Medium: R1500; Large: R1995

  • If you're anywhere else in the world: You send me photos of all the spaces and we schedule a Zoom session of an hour. You can take notes and I will also send you a link to the Zoom recording. Cost: Small property: R1000; Medium: R1500; Large: R1995

Liesa and I have worked together on several properties.

She staged her investment property - it sold in a day!

She staged her own home - it sold before the show day for 98% of the asking price.

Two houses she staged for me SOLD for over asking price.

The list goes on ...

Sarita Sehgal, seller in De Waterkant

Liesa's excellent design sense and practical approach ensured my apartment got sold quickly in a difficult market. And for the full asking price.

Mary Davidson, Pam Golding

Liesa's team transformed a dingy student digs into a fresh light modern home. It sold much quicker than it would have and for a much better price.

Brendan O’Brien, Urban Spaces Developments

I’ve done several developments in Cape Town and know that no matter how beautiful a property is, if it’s empty it takes ages to sell.

Liesa has staged two of my luxury developments, with great flair.

She is an absolute pleasure to work with, and her staging made all the difference to my sales.

Manon, seller in Oranjezicht

Hi Liesa. Amazing news! I got an offer for the purchase price four days after listing.

Thank you so much for everything. I am crying tears of joy.

Haydn, seller in Big Bay

Hi Liesa. I have some good news. I had buyers view the property before it went online this Friday. I've accepted their offer!

Thanks for your lovely staging!

Liesa and her team are great! Fresh ideas, beautiful pieces, great finishing touches and it all gets done in a flash.

Three of the properties she staged for us got full asking price.

Anthony, seller in Rosebank

The staging was very aspirational and tasteful, and I also appreciated Liesa's project management of the painting. The COVID hit but my house still received a reasonable offer based only on the photos.

Christina, seller in Woodstock

The staging was instrumental in the sale - to the first viewer! Thanks so much.

Grant Holton.jpg

Grant Holton, KWSA properties

Liesa staged a property I had been trying to sell for months with the tenant's furniture in. Once Liesa brought her great ideas and did the styling, the house sold in a week!

Lindsay, seller in Constantia

The agents were suitably impressed and we got an offer in one week!

Bridget, developer seller in Parklands

We went on show this wekend and took two offers. Thanks for everything. Your service was amazing!
